Focus Valuation Advisors provides comprehensive real estate appraisal management and review services for the real estate and banking industry.  Increased government regulation and scrutiny are forcing lending institutions to examine their appraisal policies and procedures.  Valuation functions which have historically been performed “in-house” such as appraisal ordering and review, are now being outsourced to third party vendors, commonly known as Appraisal Management Companies (AMCs).  The AMC acts as an intermediary between the parties and effectively creates an arms-length relationship between the borrower, the lender and the appraiser, in keeping with current Federal Regulations.  The result is an appraisal product that is free from influence by any of the participants of the transaction.

We know USPAP, FIRREA, the Interagency Appraisal and Evaluation Guidelines and keep up to date on new legislation and regulatory changes. Our process provides independence between borrowers, appraisers and lenders while ensuring regulatory compliance. This creates a buffer between the bank’s loan production and credit underwriting functions, as required under FIRREA and the Interagency Appraisal and Evaluation Guidelines.
